The value of staging can't be underestimated in my opinion. It may cost you anywhere from a few hundred to a few thousand dollars to stage a home, but the return on investment is typically much higher than your initial investment. You have about 10-20 seconds for your home to make a lasting first impression. Given that most people's home is their largest asset, why wouldn't you spend a bit of money to doll-it-up before you sell?
Unfortunately, we can't sell without staging and then again after staging to demonstrate the value it brings. In my experience, staging adds thousands of dollars to the sale price of your home. If you can put a dollar value on the ability to sleep well at night and the lack of stress you'll experience with a quick sale, you might want to factor that in too.
